A summary of the key services provided by Southern Cross Strata are:

Arrange for repairs, maintenance and replacement of common property in accordance with the instructions of the Owners Corporation;

Provide 24 hour contact for emergency service in matters affecting common property;

  • Conduct regular property inspections;
  • Ensure that the strata schemes by-laws are enforced;
  • Arrange and renew insurances in accordance with Owners Corporation instructions;
  • Prepare and lodge routine insurance claims on behalf of the Owners Corporation;
  • Provide advice and assistance to members of the Owners Corporation;
  • Attend to statutory requirements pursuant to the Strata Schemes Management Act (NSW) 1996;
  • Record, prepare and distribute the minutes of meetings;
  • Establish and maintain the Owners Corporation trust account;
  • Invoice the Owners Corporation fees and/or special levies;
  • Collect levies from all members;
  • Pay monthly accounts and invoices on behalf of the Owners Corporation;
  • Provide budget forecasts for the admin and sinking fund;
  • Present a full set of financial records to all members at the appropriate meetings;
  • Provide reports in a clear and easy to understand format with total transparency;
  • Prepare quarterly financial statements for a representative of the Committee, if required, and yearly statements for all members of the Owners Corporation.
