There are many things to consider when selecting a strata managing agent. It is important to do you research and ask the "right" questions. To that extent, we've compiled a list of questions that might be helpful in your discussions with any prospective agents when considering your options:
- Is the strata management fee inclusive of disbursements, storage, administration, etc..?
- Do you receive any commissions and if so, from which sources?* Do you have any commercial arrangements with any of the service providers that you employ?
- Is the length of the proposed agency agreement greater than 12 months and if so, what is the benefit to the owners corporation of an agreement longer than 12 months?
- Will the owners have access to the Licensee-in-Charge should the need arise? If so, can we have his mobile phone number?
- What assurances (service guarantees) do you provide?
Note: It's always a good idea to request that the answers to above be in writing.
